What i found with the HDMI is I had to try different combinations of turning on with and without the monitor plugged in and switching between the two ports

Otherwise I believe you can find the IP address using this tool https://github.com/adafruit/Adafruit-Pi-Finder – other alternative is using something like Nmap or wireshark https://raspberrypi.stackexchange.com/questions/13936/find-raspberry-pi-address-on-local-network

From memory the IP address can be seen without the device being on the network – I might be wrong

Im no so sure about the DHCP – my network proficiency is not quite there yet

The raspi-configs have VNC and SSH enabled so either of those (VNC is an app to download on your host computer as a Remote Desktop)
